The client required this design to encompass quality
and ease of living with plenty of open space for entertaining.
They wished to take advantage of the natural beauty
of the beach reserve adjacent to the house. Both of
these objectives were achieved using open plan living
downstairs, surrounded by full length windows and
glass sliding doors leading onto large tiled verandahs.
There is ample provision for both family and guests
with a separate guest room and ensuite to the lower
floor and three large bedrooms on the upper floor.
The second and third bedrooms open onto suspended
concrete, tiled balconies. There is a separate bathroom
and an ensuite to the main bedroom. The main bedroom
opens onto a Hebel Soundfloor, tiled deck. To maintain
quiet to the lower level there are acoustic batts
between floors.
Due to the close proximity of the beach reserve there
was a requirement for corrosion and fire resistant
materials. To fulfil this requirement and to maintain
the view from the interior, Invisiguard flyscreens
and security screen doors were fitted. All external
light fittings are of stainless steel and fire rated
Guttermesh was used. The roof is Ultra Colorbond for
extra protection against the salt air.
In keeping with the need for energy efficiency the
house was clad with Koolwall to the upper floor, all
verandahs and balconies are covered to provide shade
to the interior and a solar hot water system is in
use. Triple A tapware has been used throughout. There
is provision for gas heating and a gas cooktop has
been installed.
This is an elegant comfortable family home, well
designed and easily meeting the requirements of the
clients in its quality inclusions and appearance.
